Opus embraces spacious loft style living and is a large contemporary space just one block from Place Masséna and rubbing shoulders with the famous Galeries Lafayette department store. Opus gives you the opportunity to really experience Nice from the inside. This is the central shopping and entertainment district, which is ideally located to give easy access to the Old Town, the beach, the elegant shopping areas, restaurants, cafés and the tram to the railway station. Everything within a 5-minute walk; this really is the place to be.

The heart of the apartment is the large, open-plan living area which looks up to the gallery above. An enormous sofa calls to you, tempting you to sit back and put your feet up and might make it difficult to leave! Adding to this difficulty, there is wifi, a large TV, DVD player and music system to keep you entertained.
KITCHEN & DINING AREA
To one side of the central living space is the kitchen and dining area, creating a very communal feeling. The kitchen if fully equipped, with oven, electric hobs, microwave, dishwasher and all the essentials and your laundry is also fully catered for with a washer, dryer, iron and clotheshorse. The contemporary dining table seats six with comfortable chairs, for the occasions when you choose to dine in.
BEDROOMS
Three double bedrooms, each with air-conditioning, reading lamps, lots of cupboard storage space and double-glazing for a peaceful night’s sleep.
BATHROOMS
There are two elegant bathrooms, one upstairs and one down. Both have a shower, heated towel rails and large basins with plenty of drawers to arrange your necessities; one also has a bathtub for an extra touch of relaxation.
Please note: The Shower cubicle upstairs has a low ceiling of approx 5 ft 8 and may be unsuitable for anyone above this height

Running through the centre of Nice, Avenue Jean Médecin is the city's main shopping and cultural artery—a dynamic boulevard that connects the historic Old Town to the modern city. Lined with a mix of grand Belle Époque façades, international brands, cafés, and cinemas, it’s where locals and visitors alike come to shop, stroll, and soak up the energy of everyday life on the French Riviera.
This vibrant avenue is home to Nice Étoile, the city’s central shopping mall, as well as iconic French department stores like Galeries Lafayette. You’ll find everything from fashion boutiques and tech stores to charming bakeries and lively terraces perfect for people-watching.
The Nice tramway runs directly along the avenue, making it easily accessible and a great starting point for exploring nearby attractions such as Place Masséna, the Promenade des Anglais, and Avenue de Verdun. At the northern end sits the Basilique Notre-Dame de l’Assomption, a striking neo-Gothic church that adds a touch of serenity to this bustling thoroughfare.

The tram system in Nice has recently developed and there are now 3 tram lines facilitating travel across the city and meeting up with the many buses.
Line 1 (approx. 4:25 am to 1:25 am) meets line 2 on the main shopping avenue of Jean Médecin and then goes north to Nice Ville train station (Gare Thiers) and on through the market neighbourhood of Liberation, or in the opposite direction passing the Old Town, Place Garibaldi for the Bonaparte neighbourhood and onwards to the exhibition centre and the main hospital, Pasteur.
Line 2 (approx. 4:45 am to 1:10 am) connects the airport to many stops along the promenade and then onto the centre of Nice, the Old Town and the port.
Line 3 (approx. 4:23am to 0:45am) connects the airport to the Alliance Riviera stadium, National Museum of Sport and St Isidore shopping centre.
Buy your tickets from machines on platforms before boarding: a one-way ticket costs €1.70 (bus/tram changes included up to 74 mins) or you can buy ten tickets for €10 and other passes. All tickets must be stamped onboard.
Please be aware that at the airport the ticket machines only allow you to buy round trip tickets for 10€. To buy regular tickets (1.70€) you have to take the tramway from the airport to the next stop (grand Arenas) for free, get off the tram, buy the tickets (a card you can top up) at the machine and get on the next tram (be prepared for a line of people trying to understand how it works and up to 30 minutes waiting time). The best option is to download the app Ligne d'Azur buy tickets online and store them on your phone.

We had a very welcoming pleasant stay. Located just between the old nice and the new side of the city. Thankfully it was on the ground floor so we zero issues with bringing in the luggage. Small issue with the parking situation but that’s only becaussee more

Small issue with the parking situation but that’s only because I had a Van that was over 1.90 meters. But thankfully there was a valet parking just a few minutes away that was able to take the car overnight.

The apartment is in a great location. The beach, restaurants and shops are all within a 5 minute walk. The apartment was recently renovated and has all the amenities needed however the ceilings were slightly lower than what I thought based on the phosee more

The ceilings are very low, Our kids are all over 6? and everyone had to duck their head when entering the apartment. The staff was very helpful and accommodating. LIVING AREA
With three large French windows the open plan living space is designed to optimise light in the south-facing corner. Light wood flooring and worktops, and a splash of blue bring this room to life with a corner for relaxing on the L-shaped sofa, access to the balcony, and a round glass dining table. There is a TV with English news channels and wifi to stay connected.
KITCHEN & DINING AREA
A breakfast bar separates the kitchen area while still allowing the chef to enjoy the sea view! The kitchen area includes an electric oven and four hobs, microwave and filter coffee machine with a washing machine and dish washer for convenience. An iron and clothes horse are also provided.
BEDROOMS
There are three double bedrooms (all mattresses are 140cm x 190cm), one beside the living room with a small window at the top and two at the back of the apartment. The main one has two windows, a built-in mirrored wardrobe, drawer space and bedside reading lamps. The other bedroom also has storage and there is reversible AC and double-glazing throughout.
BATHROOM
The bathroom has a shower cubicle, toilet and double basin with large mirror plus ample space for toiletries.
OUTSIDE SPACE
The traditional, wrought iron balcony fits a table and chairs to enjoy the sea view over a leisurely breakfast, lunch or the iconic aperitif! Sunrise or sunset the azure waters will keep you enthralled.
LOCATION
The new tram line connecting the airport to the centre of town runs parallel to the seafront and has brought new life and greenery to this area of Nice. Always popular with locals, here you will find everything you need from bakeries, supermarkets to pharmacies and with new cafés and delights blossoming along Avenue de la Californie you are sure to soon feel at home in this quartier.

PUBLIC TRANSPORT
The tram system in Nice has recently developed and there are now 3 tram lines facilitating travel across the city and meeting up with the many buses.
Line 1 (approx. 4:25 am to 1:25 am) meets line 2 on the main shopping avenue of Jean Médecin and then goes north to Nice Ville train station (Gare Thiers) and on through the market neighbourhood of Liberation, or in the opposite direction passing the Old Town, Place Garibaldi for the Bonaparte neighbourhood and onwards to the exhibition centre and the main hospital, Pasteur.
Line 2 (approx. 4:45 am to 1:10 am) connects the airport to many stops along the promenade and then onto the centre of Nice, the Old Town and the port.
Line 3 (approx. 4:23am to 0:45am) connects the airport to the Alliance Riviera stadium, National Museum of Sport and St Isidore shopping centre.
Buy your tickets from machines on platforms before boarding: a one-way ticket costs €1.70 (bus/tram changes included up to 74 mins) or you can buy ten tickets for €10 and other passes. All tickets must be stamped onboard.
Please be aware that at the airport the ticket machines only allow you to buy round trip tickets for 10€. To buy regular tickets (1.70€) you have to take the tramway from the airport to the next stop (grand Arenas) for free, get off the tram, buy the tickets (a card you can top up) at the machine and get on the next tram (be prepared for a line of people trying to understand how it works and up to 30 minutes waiting time). The best option is to download the app Ligne d'Azur buy tickets online and store them on your phone.

A Saba 43 inch smart TV is mounted to the wall allowing guests to relax and enjoy their latest box set binge. The traditional tomettes tiled flooring stands out as a real feature in this apartment, which along with air con throughout will keep guests cool during the warm summer months.

The modern kitchen is separate from the lounge / dining area and features an array of equipment from cooker/oven with electrics hobs, microwave, kettle, toaster and coffee maker. Guests can enjoy their morning croissants and coffee whilst sat at the stylish three-seater breakfast bar.

BEDROOMS
There are two bedrooms. The master bedroom is light, airy and benefits from a soothing neutral palette with a comfortable king-size bed that faces two large windows. A fitted wardrobe and cupboard provides storage space and there is air con for those warm summer nights.
The second bedroom also features neutral tones and a comfortable double bed.
The living room offers a sofa bed for 2 additional guests, please note that if you require the sofa bed there is a charge of €46.50 for the linen.

BATHROOM
The uber modern bathroom features a walk in shower, with large rainfall shower head. There is a contemporary sink, unit with large light up mirror and towel heater. The toilet is separate to the shower room.
LOCATION
The street where Gilli is located is a bustling artery through the Old Town littered with quirky shops, ice cream parlours, boulangeries, grocery shops and restaurants. Only a few steps away is the bar/brasserie ‘Distillerie Ideales’, which is a hidden gem in Nice, known for its unique Parisienne steampunk styling and perfect for an outdoor apero whilst watching the variety of people parading up and down the street.
The Old Town is the historical and geographical centre of Nice and so Françoise is perfectly placed to access all areas of the city. Flanked on one side by the Promenade du Paillon, a beautiful park of fountains, greenery and a magnificent children’s play area, and the Colline du Chateau on the other, the Vieille Ville is also a stone’s throw from the beach and so really is a wonderful location. The colourful blend of yellows, ochres and terracotta gives the perfect holiday feel as you stroll around the narrow streets soaking up the atmosphere. It is home to small boutiques, a plethora of restaurants, cafes, bars and galleries; a veritable treasure trove of sights and sounds just waiting to be discovered.
